The City of Las Vegas Planning Commission recently approved the development of six new residential communities, paving the way for hundreds of new homes throughout the valley. These upcoming projects range from boutique enclaves to expansive master-planned neighborhoods, offering future homeowners a diverse selection of living options across the city’s growing landscape.Here’s a detailed overview of what’s coming:

 

Skye Summit 

One of the most notable approvals is Skye Summit, a master-planned community featuring 570 single-family homes. This vibrant neighborhood will be developed by Olympia Companies and is located southwest of Centennial Parkway and Sheep Mountain Parkway, covering approximately 122 acres.

 

Designed for low- to medium-low-density living, Skye Summit will offer spacious homes and a variety of community amenities that are expected to include parks, walking and biking trails, open green spaces, and possibly a resident clubhouse. Surrounded by the serene natural beauty of the Sheep Mountains and conveniently close to Floyd Lamb Park and Tule Springs, Skye Summit will provide a balance of outdoor recreation and urban convenience. Nearby shopping centers, top-rated schools, and healthcare facilities ensure residents enjoy both comfort and accessibility.

 

 

Skye Summit 

In addition to the larger master plan, Olympia Companies secured approval for a second residential development within Skye Summit. This project will bring 299 new single-family homes to 37.86 acres of previously undeveloped land at the western end of Centennial Parkway, just west of the 215 Beltway.

 

 

This intimate gated community will offer homes ranging from 3,600 to 7,070 square feet in lot size, with two gated entries from Skye Edge Drive. While no internal community amenities are planned for this enclave, its prime location provides immediate access to nearby parks, hiking trails, shopping centers, and major commuter routes, making it an attractive option for those seeking a private yet well-connected lifestyle.

 

Tri Pointe Homes 

Tri Pointe Homes received approval for a 77-lot single-family development located in the growing Kyle Canyon area, along North Shaumber Road. Set on 17.7 acres, this community will feature medium-low density living with approximately four homes per acre.

 

The homesites will range from 6,050 to 10,256 square feet, offering a variety of lot sizes to appeal to a wide range of homebuyers. Plans include an onsite park and an amenity zone, enhancing the neighborhood’s family-friendly atmosphere. Residents will benefit from easy access to the breathtaking Red Rock Canyon National Conservation Area, as well as nearby schools, retail centers, and outdoor recreational opportunities.

 

Taylor Morrison 

Taylor Morrison, a nationally respected homebuilder, has been approved to develop a boutique 27-home community on 3.43 acres along the west side of Tonopah Drive, approximately 400 feet north of Vegas Drive.

 

The lots will vary from 3,056 to 5,320 square feet, catering to buyers seeking an intimate neighborhood setting with the convenience of being near Downtown Las Vegas. Residents will enjoy proximity to a wide range of amenities, including parks, schools, retail shopping at Meadows Mall, and quick freeway access for easy commuting throughout the valley.

 

Lake Mead & Decatur Townhomes 

Contour Builders received approval for a stylish 39-unit townhome development located just south of Lake Mead and Decatur Boulevards.

 

These modern, attached homes will range in size from 1,450 to 1,550 square feet, with each residence offering two dedicated parking spaces. The lots will measure between 1,957 and 2,110 square feet and will be connected by a single private road, creating a quiet and cohesive neighborhood atmosphere. The area boasts convenient access to dining, retail, and parks, while also offering a short commute to Downtown Las Vegas and Summerlin.

 

Signature Homes

Signature Homes will introduce a 12-lot, single-family subdivision at the northeast corner of Alexander Road and El Capitan Way in the scenic Lone Mountain area. Covering roughly four acres, this non-gated community will feature generous lot sizes, with a minimum net lot size of 10,000 square feet.

 

Homebuyers will be drawn to the area’s peaceful suburban atmosphere, close proximity to Lone Mountain Park and Trail, and access to excellent schools and shopping centers. The community will offer a spacious, semi-rural feel while remaining connected to the conveniences of city living.
